Together with BayernLB, pbb Deutsche Pfandbriefbank is providing Wöhr + Bauer Group with a loan of around EUR 230 million. The financing is being provided as syndicated financing, with pbb providing around ⅔ of the loan. As mandated lead arranger, pbb took over the structuring of the financing and also acts as facility and security agent throughout the term.
The building, which is scheduled for completion at the beginning of 2023, is seen as a new landmark in the Werksviertel due to its exposed location and exceptional architecture. The office property, known as Optineo, consists of two structures with a 65m-high tower, which together offer 32,000 sqm of lettable space. An underground car park with 416 parking spaces completes the office ensemble.
The property is already fully let on a long-term basis to the auditing company KPMG AG. Green roof terraces and openly designed communication areas meet the demands of modern working environments. The property is designed to be sustainable and is aiming for LEED Gold certification.
